Real Estate Photography FAQ for Realtors & Home Sellers | D2LifePhotography

1. How do I book a shoot?

The easiest way is to contact us through our website: CONTACT, available 7 days a week. We also accommodate phone or email bookings if preferred. Advanced notice of 2–3 days is recommended to ensure ideal timing and flexibility.

2. When is the best time of day for photography?

  • Exteriors: Early morning or late afternoon (“golden hours”) provide warm, flattering light. For west-facing homes, afternoon is ideal; east-facing, early morning works best. Twilight sessions also deliver stunning curb appeal.
  • Interiors: Midday when natural light pours in is optimal—especially for rooms with large windows.

3. What does a shoot include—and how long does it last?

We cover: high-definition interior and exterior photography, optional drone aerials, floor plans, virtual staging, twilight edits, and video walkthroughs as needed. Most homes under 2,500 sq ft take about 45–60 minutes; larger or luxury homes may require 1.5 hours.

4. Do I need to be present during the shoot?

No—you can be off-site. When access is provided (lockbox, spare key, or agent meet-up), the shoot proceeds smoothly and efficiently. We recommend no one steps in the shoot areas during capture to minimize distractions.

5. What about pets, clutter, or staging?

We advise removing pets or confining them before the shoot to avoid allergens or distractions. Sellers should depersonalize and stage the home—declutter surfaces, hide personal items, and optimize lighting. Pre-shoot walkthroughs help ensure readiness.

6. What should I do to prepare the home?

  • Clean, declutter, and style key rooms (kitchen, living spaces, master bedroom/bath).
  • Turn on all lights and open blinds for balanced exposures.
  • For winter listings: consider grass replacement, leaf removal, or blue-sky enhancements for exteriors.

7. How quickly are final photos delivered?

All photos, floor plans, virtual staging, and videos are delivered within 24 hours (next business day). Weekend shoots are delivered Monday. Twilight edits or complex videos may take up to 48 hours.

8. What equipment and editing techniques do you use?

Our team uses full-frame cameras with wide-angle lenses, tripods for stability, and HDR or flash ambient blending for balanced exposures. Editing involves color correction, perspective and lens distortion fixes, sky replacements, and retouching as needed. Virtual staging and twilight conversion are available as add-ons.

9. Do you offer drone photography and/or video walkthroughs?

Yes—drone aerials are included with most packages (or available separately). We also offer polished video walkthroughs (60–90 seconds), agent voice-overs, and extended tours on request.

10. Is virtual staging available, and when should I request it?

Virtual staging is available to enhance listings either at booking or after delivery. It’s ideal for vacant homes or for creating lifestyle appeal without physical staging.

11. Can photos be uploaded directly to MLS?

While we don’t upload content directly to MLS, all files are optimized to the highest MLS standards and delivered ready for agent upload. File-naming is systematic (e.g., house‑address‑Room‑01) to simplify your listing process.

12. How much does it cost?

  • Packages commonly start around $200 for basic photo sets. Complex services—drone photography, virtual tours, floor plans, twilight edits—may be purchased a la carte.
  • Pricing is based on home size and optional add-ons.

13. Why choose professional real estate photography?

  • Professional photos sell faster and for higher prices—often $3,000–$11,000 more for homes in the $200K–$1M range.
  • A consistent, polished visual style enhances your brand and attracts top-tier clients.
  • Hiring a pro saves agents time and delivers a superior final product every time.

14. What happens if it rains or conditions are poor?

If weather conditions prevent good exterior shots, we’ll work with you to reschedule or apply professional editing—such as blue-sky replacement—to ensure gallery quality.
